What we do

Fabric first. Always in this order.

As your landlord energy efficiency contractor, we work fabric first, always in this order. Loft and draughts first, then walls and floors where the building needs it. Heating and smart measures come after the fabric is sorted, because that is both the physics and the rule under the cost cap.

Loft insulation

Mineral wool to 270mm, eaves kept clear, hatch insulated and draught-stripped.

External wall insulation

Rigid board, mesh and render fixed to the outside face, where the elevation allows.

Internal wall insulation

Insulated board on solid walls where the outside must stay as it is, only once dry.

Draught-proofing

Letterbox brushes, door seals and sealed penetrations, without sealing off ventilation.

Ventilation

Trickle vents, extract fans or a designed system, because moisture needs somewhere to go.

What landlords ask us first.

How much does this cost

It depends on the property and what the survey finds. The government's proposed rules include a £10,000 cost cap for fabric work per property. We price after a survey, not before, so the figure you get reflects your building rather than a generic estimate.

Will my tenants need to move out

Usually not. Loft insulation and draught-proofing rarely disrupt anyone living there. Internal or external wall insulation needs more coordination, and we'll talk you through what that looks like for your specific job before anything is booked in.

Will this actually get me to Band C

It depends on your starting point and the cost cap. The survey tells you what's achievable within the cap and, if the cap is reached before the standard is met, how an exemption works. We won't promise a band we haven't surveyed for.

How do I know you're not another cowboy contractor

We use our own multi-trade labour rather than passing your job between subcontracted crews, we deal with you directly rather than through a lead-generation call centre, and you get a written record of what was installed for your own file.

Are you PAS 2035 accredited

Yes. Our assessment, retrofit plan and evidence file all follow the PAS 2035 whole-house, fabric-first process, so the paper trail you get is built to the standard, not just to our own format.

Are you a MEES compliance contractor

Yes. Getting rental properties to meet the Minimum Energy Efficiency Standards is the whole point of what we do. We handle the EPC check, the survey and the insulation work needed to close the gap to Band C.

Do you handle EPC C insulation work for landlords

Yes. Loft insulation, external and internal wall insulation, draught-proofing and ventilation, whichever combination gets your specific property to Band C within the cost cap.
